Purpose of the Role:

The main purpose of the role is to be a key member of the Commercial Team in delivering profitability for the company through procurement, cost planning, control, and general commercial input through the development process. To understand, implement and adhere to company policy and strategy.

Key Responsibilities:

  1. Increase Trade Contractor Base

1.1 Identify new Trade Contractor Partners:

– Meet and explain the Rippon Homes culture and promote ‘all-risk’ packaging.

– Obtain prices on standard house types in accordance with site specific specifications.

1.2 Improve relationships with existing Trade Contractors, resolve issues that may arise and communicate requirements.

 

  1. ‘All-risk’ Civil Engineering Procurement

2.1 Tender for ‘all risk’ Road, Sewers and Plot Groundworks:

– Negotiate best value packages ensuring all aspects of Site Investigation, Engineering Drawings and Specifications have been understood and included for.

– Present for approval to the project team.

 

  1. New Site Starts
    • Upon provision of technical information procure work packages, produce materials schedules and issue for pricing.
    • Compile and present Site Start Budget to Commercial Manager & Senior Management Team for approval.
    • Create sub contract comparisons for sign off by Commercial Manager & Senior Management Team.
    • Hold and lead pre-start meetings with sub-contractors and issue arising minutes.
    • Issue sub contract orders with associated schedules and backing documents.
    • Placement of material orders with associated schedules and backing documents.
    • Placement of plant orders upon receipt of requisitions from Construction Team.

 

  1. Cost Management
  • Upon provision of sufficient technical information procure packages and produce robust Site Start Budget.
  • Produce materials schedules and placement of material orders.
  • Obtain plant requisitions and place subsequent orders.
  • Produce, maintain and update live site budget.
  • Review and negotiate Subcontract variations.
  • Review and negotiate Subcontract final accounts.

 

  1. Monitor & Control Build Costs
  • Cost-to-complete’ reporting on a bi-monthly basis advising of any increases in the period and potential risks/opportunities.
  • Support and assist as necessary with the company drive for efficiency savings.
  • Provide commercial input to proposed innovations.
  • Ensure trade specifications are current and comply with building regulations.
  • Produce post completion build cost reports for use in future site cost plans.

 

What we are looking for:

Skills and abilities

  • Ability to work remotely.
  • First rate communication and influencing skills.
  • Good at developing relationships.
  • Flexible – able to work at all levels and at hands on level.
  • Proven written communication skills.
  • Excellent level of numeracy.
  • Computer literate in MS Office.

Experience:

  • Minimum of 3-5 year post graduate experience of working in new build housing.
  • Suitable qualification in Quantity Surveying (Degree/HNC/HND).
  • Previous experience of managing multiple sites.
  • Ability to thrive in a challenging yet rewarding pressured environment.
  • Previous experience of building relationships with clients/customers.
  • IT skills including Microsoft packages (advanced knowledge).
